Ol-y-Don, is a fantastic, tasteful cottage renovation only 50 yards from the Estuary tucked away on a no through road in the popular seaside village of Newport. The open plan kitchen/diner with granite worktops and wooden floorboards is just the start, the sitting room beckons with a large, curved sofa and a real woodburner. The unusual lighthouse style slate-stepped spiral staircase leads to 3 lovely bedrooms (one twin is accessed through the other) with a spacious master bedroom with a brass bed and views over the lawn. There is a timber decked covered veranda and a large slated patio for enjoying the sun into the evening. The large lawn and pony paddock beyond are for guests use and the 1.5 acre grounds are surrounded by hedges and tall trees for privacy. The village pubs, tennis courts, shops and restaurants are only a stroll up the hill and the water in the other direction - a fabulous place to stay all year round.

Ground Floor: Hallway, wet room/shower/whb/wc, step up into sitting room, kitchen/dining room, utility room.
First Floor: Slate spiral staircase to double room/kingsize bed, bathroom/roll top bath/shower attachment/whb/wc, 2 twin rooms with interconnecting door - please note that the 2nd twin room can only be accessed via the 1st.
Parking: Ample and private.
Facilities: 3 Oven gas Aga, microwave, fridge, fridge/freezer, dishwasher, washing machine, TV/DVD player, Bluetooth i-pod dock, WiFi, barbecue, garden furniture.
Heating: Gas central heating, woodburning stove. Ground floor underfloor heating.
Fuel Charges: Electricity & Gas: £25 per week Sept - May, free June - August.

The property is situated at the end of a narrow lane approximately 50 metres from a turning circle. The property has a gated level driveway which will accommodate up to 3 cars. Access to the property may be gained via a front and back door: Access to the front door is gained via a rough flagstone path which is raised 120mm from the driveway. The path is level and leads to the doorway which has a standard frame and sill which forms a step of 200mm high. Normal access is via the back door. Between the driveway and the door is a slate patio which incorporates a few steps the dimensions of which are from driveway up 40mm step then across 410mm then down a step then across 310mm then down 225mm to access the patio then up 150mm step to decking then up 80mm step leading up to back door. A fire extinguisher is situated in the hall and is suitable to extinguish fires where an electrical appliance is at fault. The lawned garden is on 2 tiers and can be accessed via the driveway or from the patio via 3 steps. Once inside the house, the ground floor has level floors throughout the kitchen, hall and shower room however, there is a 200mm step into the lounge. The staircase is circular and narrow and has slate treads which rise at 200mm intervals. The staircase has a rope banister on the right hand side as you ascend. On the first floor, the bathroom, landing and main bedroom are on the same level however; there is a 200mm step into the bedrooms 2 and 3, which lead off each other. All floors are wooden with rugs in the lounge and bedrooms. All floors and internal doors in the property are oak and contrast with white walls. The staircase is white with slate steps. Guide dogs welcome. There are external lights which have motion sensors to the front and rear of the cottage. There are also fixed lights to the front and rear of the building. The cottage is situated at the bottom of a hill and therefore the 400m walk to the village is up hill. The cottage is situated adjacent to the Pembrokeshire National Park coast path which is level for about half a mile in both directions. A bus service runs from the centre of the village with the bus stop situated approximately 500 yards from the cottage. The main line railway station is situated about 8 miles from the cottage whilst Carmarthen station is about 30 miles away and Swansea 50 miles.

What a beautiful spot-so quiet and peaceful, Beautiful House could do with another shower as upstairs one really practical, Apart from that fabulous, We can recommend dinner at Blas opposite the spar, Need sun loungers!

Once again thank you for a lovely week, mixed weather but ok.Had a day at Picton Castle and gardens , fantastic the best gardens we have ever been to and dog friendly too. Scolton Manor has a nice woodland walk. Once again the curry at the Royal Oak are lovely. Booked a lovely massage up the road across from tourist information centre, Hope to be back soon

A 4th visit for us and already planning the next visit, a lovely house in a superb location, Great walks on Carn Ingli and around Nevern,Have enjoyed the beach and seen seals not far from the Parrog. The main bedroom blind needs re stringing but otherwise is as lovely as ever
Absolutely perfect base for our friends yo gather.Really well equipped cottage taht was our ideal home from home, The surrounding beaches and walks are stunning and we all prefer Cardigan bay to Cornwall for picturesque scenery and wildlife, Lucky to have 80% blazing sunshine and seen dolphins, seals and lots of birds.Perfect many many thanks Lou Lou cafe do delicious breakfasts and Golden Lion fab evening meals
Extremely handy for walks, no need to take the car anywhere if you dont want to. Appreciated the wifi , Morawelon still does great Sunday lunch but need to book, We will return the this property again without a doubt,

We all had a lovely time in Ol Y Don one of the best ever! The weather was absolutely brilliant for us. Its just the little things that make Ol Y Don home for us. Grace (the dog) loved it here because it is totally dog friendly, she went out for a run everyday in the pony paddock! We all love the aga,and are now considering having one at home! We will be back !!!
What a pleasure to come here to a beautiful well looked after property with all the home comforts people expect. We have been renting cottages in Newport for over 22 years . This one I really wanted (in my dreams) I have passed this cottage for many years, I can not emphasise enough the sheer delight of this cottage, I believe this is the best cottage in Newport by far. We are so excited about this place we are coming back in June and September can not wait! P.S first time down here in the snow it was great the place looked Magical !
A wonderful christmas week in beautiful Ol Y Don with all the joys of Parrog beach, dunes, headlands and a particularly stunning Boxing Day on the Preselis in frosty and glorious sunny views looking their best. North Pembrokeshire the very best of both worlds and coming back to Ol Y Don at the end of the day has been the icing on the cake!
Sensational Cottage! Gergeous walks along the Coast Path. Fantastic lamb from the butcher, friendly people, wild horses and foals on the coast path, plenty of seal action...Perfect!
What a wonderful cottage, clean, peaceful and everything you need and so much to do on your doorstep. Weather was fantastic and we enjoyed our last break together before 'our first child' joins us in a month. Thank you for the house it made everything - perfect! We will be back with the little one before the year is out.

Beautiful cottage and ideal location for walking. A great base to go out for the day and warm and cosy when you get back. Honey thoroughly enjoyed walking to the beach and swimming in the sea when she got there! Strongly recommend The Sloop Inn at Porthgain for lunch. We've had a lovely week here. House and location both beautiful. Theo loved making sand castles in the rain. The people here are so friendly and helpful. We would highly recommend the curries at the Royal Oak. Pwllgwaelod was great for rock pools and caves - nice restaurant there too. Thank you!

What a wonderful place to stay, the cottage was everything we wanted, the weather was perfect, the people friendly and wildlife outstanding. Who'd have thought we would have seen an otter on our first day here, let alone another the next day and within feet of us. We shall go away with happy memories of our stay in Newport and look forward to returning in 2009.
Well we were back, as promised with our new edition, our little girl born in May! Had Had to take her here for her 1st holiday. Weather was great only 2 rainy days. As usual the house was perfect! Did not get to do diff walks at Abereiddy, but good excuse to come back again !! Many thanks !

Ol Y Don was delightful! We have had a wonderful week. Home from home comforts, lovely walks and generally relaxing. We shall hopefully return to Ol Y Don again. Had a wonderful time loved the proximity to the estuary and the beach. Children loved the garden. A real lovely home to stay in.
